SERVICE AGREEMENT

Accu-Temp will provide labor for all Manufacturer Warranty parts and the following components:
  • Ignition Devices
  • Valve Core & Cap
  • Gas Valves
  • 5 lbs. Refrigerant
  • Compressor Hard Start
  • Switches
  • Sensors
  • Relays
  • Contractor
  • Belts
  • Warranty Compressors
  • Fan and Limit Control
  • Humidifiers (under warranty)
  • Condenser Fan Blade
  • Motors & Fans (variable speed not included)
  • Heat Elements
  • Inducer Assembly
  • Pressure Controls
  • PM (2) per zone
REPAIR PARTS
The above parts & components will be supplied at no cost to the Homeowner under this agreement. If repair parts are not available, Accu-Temp is released from any obligation to make repairs hereunder. Accu-Temp is not responsible for damages arising from defective or damaged parts, parts inaccessibility, rusting, leaking, sabotage, or parts not installed by Accu-Temp during the term of this agreement. Accu-Temp is under NO obligation to replace the equipment, it is the sole responsibility of the Customer. If the cost of the repair is more than the cost of new equipment, repair will not be performed under this agreement. Items not covered under this agreement are subject to prevailing labor charge for repair or replacement of such items.

PREVENTATIVE MAINTENANCE (PM)
This service is provided under the agreement but in itself holds no monetary value. It is the responsibility of the Homeowner to call for this appointment. Under this agreement, you are entitled to receive two (2) free Preventative Maintenance appointments per year, on in the Spring and one in the Fall. Spring appointment are scheduled from April 1st through June 30th and Fall appointments are scheduled from October 1st through December 30th, during normal business hours, Monday through Friday, 8:00 am to 4:00 pm. Accu-Temp is not responsible if the PM cannot be performed due to the unavailability of the customer to schedule appointment. Work performed at each Preventative Maintenance appointment will include one standard residential furnace and up to 5 tons condenser (additional PM’s may be provided during the year at an additional cost of $50 per zone; cost subject to change). The following items are checked during a Preventative Maintenance appointment:
  • Thermostat operation
  • Automatic gas valve operation
  • Fan relay contacts (if accessible)
  • Blower operation
  • Belts (if applicable)
  • All wiring connections
  • System operating pressures
  • Humidifier (pads and parts not included)
  • Reversing valve operation (heat pump only)
  • Condenser fan motor
  • Refrigerant level**
  • Carbon monoxide levels
  • Motor as required
  • Pressure switch operation
  • Condenser coil
  • All safety switches
  • Compressor amperage
  • Drain line and condensate pump
RESPONSIBILITIES OF HOMEOWNERS:

  • Check and change filters monthly (if necessary)
  • Check all circuit breakers and emergency switches
  • Check thermostat setting and batteries
  • Call Accu-Temp to schedule Preventative Maintenance appointments
  • Keep mechanical rooms (equipment area) clear of all debris or any storage items
  • Outside units must be clear of all shrubs, trees, and structures confining the unit from operating properly
  • Call-Accu-Temp prior to year’s end of agreement to cancel or renew agreement (courtesy reminder letter will be sent)

This plan covers only those parts and repairs specified herein which results from normal operation during the effective period of the plan. In the event of service calls not covered under the plan, the customer will be charged for all repair service and equipment at Accu-Temp’s prevailing rate. This plan covers residential natural gas heating equipment up to 250,000 BTU input and air conditioning units up to 5 tons with two (2) Preventative Maintenance calls included in a calendar year, one in Spring and one in Fall. All equipment will be inspected for compliance with Accu-Temp’s criteria prior to agreement between Homeowner and Accu-Temp is finalized. If, upon inspection it is determined that repairs are necessary to meet this criteria it will be the responsibility and expense of the Homeowner for the necessary repairs for coverage. After final inspection, agreement will be enforced. In the event that the equipment under agreement is no longer economically repairable, we will provide Customer with a quote to replace. Until replacement takes place, no further service will be performed.

This agreement is effective from date of signed agreement page with payment details (check or credit card info) along with approval from Accu-Temp’s inspection. Agreement is self-renewing and will renew annually at prevailing rates, terms, & conditions, unless terminated by either part (Homeowner or Accu-Temp) in writing not more than thirty (30) days from the billing/renewal date. This agreement can be canceled at any time by either party in writing. At time of notification of cancellation, Accu-Temp shall return to the Homeowner the amount, if any, remaining proportionate share of fees paid by the homeowner to Accu-Temp exceeds the following: the amount of claims paid by Accu-Temp for covered repairs and/or replacements less a $25 administration fee. In the event the Homeowner sells the residence, the agreement will be automatically transferred to the New Homeowner for the remaining period in the agreement, unless cancelled in writing by the Homeowner.

Accu – Temp’s normal service covered by this agreement including PM’s will be performed during regular business hours, Monday through Friday, 8:00 am – 4:00 pm. Charges will be incurred ($50) if Homeowner is not home for scheduled appointment. 24 hour/7 day emergency service is included for heating only from October 1st through April 15th. There will be a surcharge on all cooling service calls requested after 5:00 pm and on weekends at Accu-Temp’s prevailing rates.

SERVICES AND ITEMS NOT COVERED: 

This agreement does not cover losses/damages due to external causes not limited to: unauthorized service rendered by other than Accu-Temp, power loss/interruption, water damage, foliage, acts of God or any other event not in Accu-Temp’s control, sealed system parts (compressor, evaporator, condenser, piping) beyond the original manufacturer’s warranty, electrical heaters, logic boards, air cleaning devices, condensation pumps, booster fans, Geothermal Systems, dehumidifiers, humidifier/dehumidifiers change over valves, zone valves, damper motors and controllers, Freon (beyond the agreement’s allotted amount of 5 lbs per season), heat exchangers, metal cabinets, burners, internal heaters, economizers, digital thermostats, batteries, wiring, duct work, rewiring due to shortages or sabotage by others, pre-existing conditions, burglar alarms, panels, inadequate service, underground wiring, circuit breakers, service required as a result of the customer’s failure to replace fuse, reset circuit breaker, set thermostat properly, replace thermostat batteries, set emergency switches, check and replace filters, clogged filters, time and material for repairing Freon leaks, labor for duct work and vent pipe, electrical or plumbing work, balancing beyond the unit’s original guarantee or any work required because of negligence or misuse of equipment. This agreement does not include, and shall not be responsible for: insulation and duct work, electrical service beyond the subject equipment of control wiring, or for any failure of, or inadequate power, corrosion, contamination, or leakage from condenser, evaporator coil, or refrigeration lines or for any recording or portable instrument gauges or thermostats, hardware, cabinets, water leakage from condensate drip pans or lines, or from humidifier, fuel burner, or other heating equipment and controls, unless specifically provided for in this agreement is not covered. Air duct, dryer vent, heating & cooling, cleaning of any kind is not included. Compressor replacement minimum charge $500 (subject to change). Refrigerant leak test $250 (subject to change). Recovery of Freon charges apply at prevailing rate. Homeowners must keep equipment accessible and free from any obstruction that deter proper servicing of equipment. All shrubs, plants, or obstructions of any kind must not be in or around condensing unit within a distance of 3 ft. minimum. Area around equipment including crawl space must be try, attic units must have adequate flooring to service unit, and no exceptions will be made.
